Please avoid phone screenshots, since they usually cut off details lenders need, like your name, account number and dates. Send documents as you gather them rather than waiting for the whole list.

Mortgage document questions
What documents do I need for a mortgage in Alberta?
Each applicant needs signed consent forms and two pieces of ID, plus one void cheque for the mortgage payments. Then lenders need proof of income (an employment letter and pay stub, or tax returns if you're self employed), 90 days of statements for your down payment, and details of the property. The exact list depends on how you're paid and what you're buying.
Why do lenders want 90 days of bank statements?
To confirm your down payment is your own money and has been in your name for a while. Any large deposit in those 90 days needs to be explained, so it's best not to move money between accounts before you buy.
What if I'm self employed?
Plan on your last 2 years of Notices of Assessment and your last 2 years of T1 General returns, complete with all schedules. If you're incorporated, lenders also want your T4 and T5 slips, your company's certificate of incorporation and its last 2 years of financial statements. Some lenders ask for more, and our team will tell you exactly what applies.
