Short answer: In October 2026, Calgary home sales were down 15.3% from a year ago and the benchmark price was $564,200, about 0.4% lower. The market is splitting by home type: apartment condos and row homes got cheaper because of extra supply, while detached and semi detached prices held steady. Here are the questions we hear most, answered with CREB’s numbers.

How busy was the Calgary market in October?
Quieter than last year. CREB reported 1,592 sales, 15.3% fewer than October 2025. New listings fell 9.4% to 2,928, and there were 6,173 homes for sale at month end, 4.6% fewer than a year ago (BNN Bloomberg). Detached homes made up 847 of the sales (CREB).
Are prices going up or down?
It depends on what you are buying. The total benchmark price was $564,200, about 0.4% lower than last year. By type:
- Detached: $735,100, less than 1% lower
- Semi detached: $685,200, about 0.8% higher
- Row: $407,500, 5.1% lower
- Apartment condo: $288,800, 7.9% lower
Even within detached homes, the picture varies. CREB says the City Centre and West districts posted gains from last year, while North East detached prices fell more than 6% (CREB).
Is it a buyer’s market?
Close to balanced overall, with just under 4 months of supply. Detached homes had just over 3 months and semi detached about 3, so sellers there still have some leverage. Row homes had 4.4 months and apartments over 5, which gives buyers more choice and more room to negotiate. CREB’s chief economist, Ann-Marie Lurie, said most of the price pressure is in higher density homes because of oversupply (CREB).
What does this mean if I’m buying my first home?
Condos and townhomes are cheaper than a year ago, and sellers in those segments have more competition. The catch is rates: the Bank of Canada raised its rate to 2.50% on October 28, and fixed rates started rising the next day. What if my mortgage renews soon?
