Short answer: Yes. The rate in your renewal letter is usually a starting point, not your lender’s best offer. Don’t sign right away, compare your offer against other lenders through a broker, then ask your lender directly for their best rate. If another lender is clearly better, a straight switch at renewal has no penalty and, since November 2024, no stress test.
Why Lenders Don’t Lead With Their Best Offer
Renewal letters are built for convenience: pick an option, sign, move on. Lenders know most people are busy, few shop around and fewer compare more than one offer.
Step 1: Don’t Sign Right Away
Renewal windows open months before maturity. Use that time.
Step 2: Understand What You’re Offered
Check the rate and type, the term, the payment and remaining amortization, and any conditions. Ask whether the term fits your plans and whether the payment fits your budget.
Step 3: Compare With the Market
A broker checks multiple lenders, shows where your offer stands and factors in penalties, prepayment privileges and flexibility.
Step 4: Ask “Is This the Best You Can Do?”
Keep it simple: “I’ve reviewed other options. Is this your best rate?” Call, visit a branch or let your broker handle it. You’ll either get a better offer, confirm your options, or decide to switch.
Step 5: Decide Whether to Switch
If another lender offers a meaningfully better rate or better features, switching may be worth it. A straight switch at renewal is usually low cost. Compare net savings, penalties, prepayments and portability.
What’s Realistic to Negotiate?
- A lower rate for the same term
- A different term length
- Discretionary pricing instead of the standard offer
Results depend on your credit, loan size, property and the lender’s current pricing.
