Mortgage Pre-Approval vs Pre-Qualification in Canada

They sound similar but they're not the same. Knowing the difference can mean a smooth purchase instead of a last minute scramble.

Short answer: A pre-qualification is a quick estimate based on what you tell a lender, often with no credit check. A pre-approval verifies your income, down payment and credit, applies the stress test, and usually holds a rate for up to 120 days. Get a pre-approval before you view homes or make offers.

Why Pre-Approval Matters Before House Hunting

Before you fall in love with a home in Calgary, Airdrie, Cochrane or Okotoks, you want to know:

  • How much you can comfortably afford
  • The price range to shop in
  • That your financing is solid when you make an offer

What Is a Mortgage Pre-Qualification?

Think of it as a first conversation.

  • Based on the income, debts and down payment you tell us
  • Sometimes no credit check
  • A ballpark: “You might qualify for around $X”

Pros: fast and easy, a good first step, helps set goals.

Limits: numbers aren’t verified, may not include credit, and not reliable for writing an offer.

What Is a Mortgage Pre-Approval?

A pre-approval goes deeper:

  • Your credit report is pulled, with permission
  • Income documents are reviewed (pay stubs, T4s, job letter, tax returns if self employed)
  • Down payment documents are reviewed (bank statements, RRSP, TFSA, FHSA, gift letter)
  • Debts are assessed
  • The stress test is applied
  • Your maximum price and target range are set

You get a written pre-approval, a rate hold (commonly up to 120 days) and clear conditions for final approval.

What a Pre-Approval Is Not

Even a strong pre-approval isn’t final. Final approval still depends on the property (value, condition, location), the appraisal if required, and your finances staying stable until closing.
