Short answer: The costliest first time buyer mistakes are shopping before a real pre-approval, choosing on rate alone, forgetting closing costs, taking on new debt before possession, skipping the inspection, overstretching the budget, misunderstanding offer conditions and going it alone.
1. Shopping Before You’re Properly Pre-Approved
Why it hurts: you fall for homes outside your range, think you qualify for more than you do because of the stress test, and aren’t ready to act when the right home appears.
Avoid it: get a true pre-approval with documents and credit reviewed, not just an online calculator. Tell your REALTOR® you’re pre-approved.

2. Focusing Only on the Interest Rate
Why it hurts: the cheapest rate can come with huge penalties, limits on extra payments and little flexibility.
Avoid it: compare rate and flexibility, review prepayment options and penalties, and consider your future plans. A slightly higher rate with better terms can be cheaper over time.
3. Forgetting Closing Costs and a Cash Buffer
Why it hurts: legal fees, land titles, adjustments, moving and furniture add up fast.
Avoid it: budget about 1.5% of the price for closing costs, keep emergency savings, and ask for a breakdown for your price range.

4. Taking On New Debt Before Possession
Why it hurts: a new car loan or credit card changes your ratios and can put your approval at risk.
Avoid it: no new credit after pre-approval, no big purchases on credit until after possession, and call your broker first if something can’t wait.
5. Skipping or Rushing the Home Inspection
Why it hurts: foundation, roof, electrical or plumbing issues can turn into expensive surprises.
Avoid it: make inspection a real condition, hire a reputable inspector, be there and ask questions.
6. Overstretching the Budget
Why it hurts: being house poor leaves little for savings or life, and every surprise hits harder.
Avoid it: decide on a comfortable payment before you shop, think about future plans like kids or parental leave, and shop a little below your maximum.
7. Not Understanding Offer Conditions
Why it hurts: confusion over financing, inspection or condo document conditions leads to rushed decisions or missed deadlines.
Avoid it: work with a REALTOR® who explains contracts clearly and set realistic financing condition dates.
8. Going It Alone
Why it hurts: you miss better products, overlook steps and add stress.
Avoid it: build a team: mortgage broker, REALTOR®, lawyer and inspector. Ask questions early.
